Fire Alarm Maintenance: Your Responsibilities

The designated Responsible Person(s) in your organisation, usually the owner or employer, is legally responsible for all fire safety responsibilities on the premises.

 

This includes carrying out User Testing, arranging regular maintenance, and choosing a ‘competent person’ to maintain their fire alarm system.

 

The Responsible Person(s) must ensure that this person or body has the necessary knowledge and experience to carry out maintenance work.

 

Maintenance should be carried out at least twice a year to ensure that your fire alarm system is working to its full capacity.

 

Under the BS-5839, the competent person must:

 

  • Be knowledgeable regarding the different makes and models of fire alarm systems

  • Understand and be able to identify fire alarm system grades and categories

  • Understand the legal requirements of the RRO and BS-5839

 

In the event of any breaches of fire safety legislation, the Responsible Person may be subject to legal repercussions, which can include unlimited fines or up to two years in prison in extreme circumstances.

Why Is Regular Fire Alarm Maintenance Necessary?

When Is Maintenance Required?

Under the BS 5839, all detectors, call points, panels and circuits must be tested every six months at minimum by a competent person. Properties that have been identified as larger or higher risk may require more regular testing.

  • Sensor blockages or sensors that have moved
